Should I Convert my Garage During Brexit?
As homeowners, we are only too aware of the constant fluctuation in the housing industry, which consequently, effects the market value of our homes; and in more recent times, to the detriment of our property, and its respective value. The housing market has been stuck in the proverbial slow lane, the uncertainties of the Brexit situation, combined with stamp duty increases, has had an adverse effect, and essentially left the market reeling on the back foot.
Chief Economist, Yael Selfin of KPMG UK quoted “As our forecasts show, a no-deal Brexit will see house prices decline significantly across the UK in 2020 by an average of 6.2 per cent, with more severe falls of around 10-20 per cent also possible if we look at historic precedents.’
It therefore will come as no surprise that rather than looking to either upsize or sell their properties, families and landlords alike, are focusing on improving their own homes and properties, as overwhelming statistics collated within the home improvements industry will testify.
The general consensus being, that once the current Brexit furor subsides, and the housing market once again starts to rise, the investments paid now, will not only reap their rewards in the short term, with regards to the obvious immediate benefits, but also in the long term with regards the increase in the value of our homes.
Statistically, in context, the most dramatic and most noticeable increase within the home improvement sector, is the demand for the creation of more living space, with none more popular at this present time, than Garage Conversions. Compared to the average cost of a rear extension, which can easily range from between £15,000, up to £50,000 or more, depending on the size and specification, it comes as no surprise, homeowners are opting for the more cost-effective Garage Conversion.
As with every type of conversion, each project is unique, and costs can vary based upon the client’s own individual requirements and level of specification, as well as the quality, reputation and government-endorsed accreditations of your chosen contractor.

Is a Garage Conversion right for you?
Whether you require extra inhabitable living space, a new office for either your existing profession or new business venture, such as personalised beauty parlour, private hairdressing salon or studio, the options are endless.
Or maybe you wish for your garage to be converted to extend your existing kitchen, create a home cinema room or personal gymnasium, a new bathroom or bedroom, or even your own personal ‘Man Cave’ or ‘Girls Retreat’.
The sky is limitless, even if your budget isn’t.
Alternatively, if you simply require the ease of space pressure within your home; if you have an attached garage that isn’t being used to store your car, but more the proverbial dumping ground for rarely used items, there is no better cost effective way to utilise existing space, as opposed to building more.
Statistically, you will add between 10% to 30%, or more, to the value of your property, depending the project involved.
There is also minimal disruption for a basic Garage Conversion and can often be achieved without the permission from your local authority, but again, this depends on the project and what the purpose of the Garage Conversion would be required for.
Lord Roofing were extremely professional, kept me and my wife in the loop at all times and finished converting our garage into an entertainment room in the time frame we were given before the project began. I would highly recommend this company!

Do I need Planning Permission for a Garage Conversion in Durham?
The large proportion of garage conversions fall under the banner of ‘Permitted Development’, this is deemed by whether the project will require any altering to the actual structure of the building, and as with all Listed Buildings or those which reside in Conservation areas, then planning permission would be required as a matter of course.
Either way, LORD Roofing and Grounds Works are renowned experts in this field, and will deal with everything on our client’s behalf, no matter what is required, legislation wise.
What would be the cost of a Garage Conversion?
This would all depend on exactly what you wish to achieve from your project, the specification, the various tradesmen required to complete the project, and if the work is carried out by either a Government-endorsed contractor with all the relevant Insurance-backed warranties and Public Liability insurance policies, or whether it’s a none endorsed or non-accredited contractor.
LORD Roofing and Grounds Works have all the highly accredited tradesman required under one roof; from joiners, plasterers, electricians, ground works teams, gas engineers, plumbers and bricklayers, we have every base covered. We also have highly experienced Site Surveyors that will be able to assess the project, liaise with any required local authority departments, and can offer advice, no-obligation quotations with full method statements and survey photographs for your records.
LORD Roofing and Grounds Works also supply Architects, where required, to provide full plans and drawings to meet our client’s requirements. Our Architects will then liaise with Planning and Building Regulations, if required, to make the whole process completely stress-free for our clients.
Does a Garage Conversion Need Building Regulations Approval?
Garage Conversions by law, fall within the ‘Change of Use’ category, and therefore, will certainly require Building Regulations approval. Although, most non-Government-endorsed companies will, for the most part, not follow this process and not abide by the required legislations. Under no circumstances, should you ever accept this. The reason Building Regulations approval is paramount is to ensure the project meets government standards with regards:
- Escape routes
- Structural soundness
- Moisture proofing
- Ventilation
- Insulation
- Fireproofing
LORD Roofing and Grounds Works will notify your local council of the forthcoming project by submitting a building notice or full plans application.
Once the project is complete, LORD Roofing and Grounds Works will instruct a building inspector to come and visually inspect any windows, doors, fireproofing measures and foundations before they will offer a certificate of completion.
What Insulation would I require for my new Garage Conversion?
That would again, depend on the scale of your desired project.
The installation of external insulation can cause issues externally with wall diameter thickness, and therefor isn’t recommended.
The most comprehensive system is to use insulated plasterboard, which are screwed to the timber framework or BS5534 Gold Standard Fire-Safe laths in conjunction with a damp-proof course, inserted between the recess of laths and the wall. With the final process ensuring fireproof plasterboard is screw-fixed to them. The insulation of the roof will be dependent on whether there is already a room above the garage.
In the absence of a room, the requirements will differ depending on whether the roof above is pitched or flat. Of which both variations will be provided in full within your quotation and method statement.
Depending on the Garage Conversion project, there are various ways to insulate the floor space. Floor insulation is always absent in a garage, due to the concrete pad. Also, the nature of garage floors are generally always lower than your house floor. There are various options available in order to ensure maximum insulation; ranging from DPC and screed, to Kingspan boards, and if required, and budgets allow, underfloor heating.
Suspended timber floors offer a perfect opportunity to not only alleviate the garage floor and house floor depth differential, but also insulate between the timber framework, with a 150mm void for the inclusion of air vents.
Depending on the size and scale of the Garage Conversion project, and its requirements, all plumbing and electrical works will be discussed with the client and highlighted within the quotation and relevant method statements.
So, whether you’re looking for a basic Garage Conversion in Durham, or a more advanced and technical project, look no further than the name you can trust.
