So, why should I add a dormer and what are the options and benefits?

 

If your home, or even if you rent your own property and it slightly below the traditional two-stories in total height, any rooms that reside directly below the roof, more than often than not, they offer up floor space that remains redundant. While the style of the house may be charming, much of the second-floor space may not be the most practical and therefore remain unused.
The question is? Are those levels a proverbial waste of space?

The simple answer is, not at all.

If you’re investigating viable options to increase the usable space, your first port of call would be by considering adding Dormers to your home. Typically, the addition of smaller dormer can increase that usable space, whilst also providing you the option to add extra light into your home, whilst altering the original dynamics by formulating a unique, practical and interesting detail to your home or your rented properties exterior, thus improving the desired curb appeal.

While you could push the boat out, so to speak, and technically raise the entire roof, be under no illusion, this project comes with a high cost that is disruptive to your household.

A Dormer is a projection built into your existing roof space which increases vertically a percentage of your existing roof line. The consensus for the consideration of adding a Dormer are the same as elevating the roof. From arranging appointments with accredited and respected architects for any relevant plans that may be required, to liaising with Building Control/Regulations and possibly even Listed Building Consent. Deciding the time-scale for when the project will commence to the deadline date. LORD will be there every step of the way, making it a pleasant and painless experience for all our clients.  

The range of Dormers and designs increase from year to year, giving the consumer more choice than ever before, but also more decisions when choosing the perfect Dormer, which also must fall within budget.

The variation in costs of your new Dormer will depend on the overall size, internal fittings, choice of glazing, structural requirements, style of roofs, either pitched with slate, clay or concrete, or the more modern GRP Fibreglass and EPDM Rubber variants. LORD Roofing and Grounds Works Directors and Regional Managers have worked exclusively on a wide variation of Dormer projects. LORD Director James Moore was chosen ahead of many candidates from both Leeds and Harrogate by Ms Ruth Donnelly, a National Award-Winning Architect, to construct a high specification Dormer with his specialist tradesman. The project required meticulous planning, due to the strict time restrictions to complete the project at her home, in Harrogate in 2016. This was in no small part, in lieu of the birth of her first child to fellow architect, James Mate.

The complete and extensive project was complete with 5 days ahead of schedule, much to the obvious delight of our clients. The project included a new Grade 1 Spanish slate re-roof, with Velux windows, a chimney stack re-build and full loft conversion, to complete, highly specified finish. Floorings dropped, ceilings dropped to create the required headspace, and a new premium-grade staircase with hand-carved spindles, new internal doors, HSE compliant fixtures and fittings and Argon Gas filled AA feature windows to the rear. Completed with a professional full paint redecoration to all levels.
